Our service area covers the entire greater Munich region within roughly 50 km — Fürstenfeldbruck, Dachau, Starnberg, Landsberg am Lech, Freising, Erding, Ebersberg, Wolfratshausen, Weilheim, the Munich and Starnberg districts and the city of Munich itself. For larger projects we work further afield on request.

For a single-family home expect roughly €25,000 to €60,000 depending on house size, insulation thickness and finish. BAFA and KfW subsidies of up to 20% are available — we advise you on these free of charge.

We help you prepare all the required documents and work with approved energy advisors who file the applications for you. No extra effort on your side.

It depends heavily on the scope. A typical full refurbishment of a single-family home takes 3 to 6 months. We give you a binding schedule up front and stick to it.

Brucks Bau carries out core work (masonry, plaster and ETICS) with our own team. For specialised trades like electric or plumbing we work with long-standing local partner firms.

We work with binding fixed-price quotes based on a detailed scope. You have full cost certainty from day one. Extras only happen for special requests or unforeseen findings in the older fabric — always with your written approval.

All construction work carries the statutory 5-year warranty under VOB/B / BGB. ETICS systems also include manufacturer warranties on material and system (up to 10 years). You get all documentation in writing at hand-over.

Yes — Brucks Bau holds public liability and contract works insurance with industry-standard cover. Insurance certificates are available on request before signing.

For most BAFA and KfW grants you must involve a certified energy expert. We work with regular partners who prepare an individual renovation roadmap (iSFP) — that adds another 5% to the subsidy rate.

Yes — older-building renovation is one of our specialities, from farmhouses to urban villas. For listed buildings we coordinate all work with the conservation authority in advance and use appropriate materials such as lime plaster, mineral interior insulation and historically appropriate finishes.

For ETICS facade work and roofs that’s usually fine. For a full refurbishment we recommend moving out — but where possible we plan the phases so you can stay floor-by-floor. We discuss this individually at the site visit.

You have one fixed project lead who accompanies you from quote to final hand-over — reachable in person, by phone and on WhatsApp. You also get regular site reports with photos and current status.
